Regeneration Means 76% Unaffordable Homes

Regeneration isn’t about smiling locals blessing the feet of Daniel Levy with rose petals. 

It’s about ordinary Londoners being treated like pests, like second class citizens. 

The Regeneration MythTM makes me want to physically vomit – it doesn’t;t stand up to any scrutiny whatsoever and the bare faced gall of ENIC passing the completely unnecessary expansion of their private trading premises beggars belief. 

Are you a Gooner? No I’m a fully functioning human being who understands the fundamental differences between right and wrong.

Perhaps ask yourself why you’re incapable of telling the difference? It’s got nothing to do with football…

Or do some kids not deserve a play space? Do their prints not deserve a decent bathroom? 

Haringey’s planning sub committee passed the controversial Tottenham Hale Centre development by 6 votes to 5 last night, after four and a half hours of stormy debate.

Cllrs Sarah James and Sarah Williams made excellent speeches on the defects of the plan, and officers were on the back foot, driven to rely on ‘policy’ on high rise, unaffordable housing, etc, etc, rather than trying to defend the actual merits of the proposed scheme.

Haringey Council leader Cllr Joe Ejiofor, who appeared in the public gallery late in the debate, had stuffed the application with 131 new council homes at social rent, the problem however is that the plan contains another 899 unaffordable homes that would increase house prices and rents in the local area, causing gentrification and the splitting-up of local communities.

We want council homes built on council land. The council owns 60% of this site, so – do the maths. We want a minimum of half the new homes as Council social rent.

Four residents from Tottenham Hale spoke to oppose the application, they included local ward Cllr Ruth Gordon, and they were joined by Paul Burnham from Haringey Defend Council Housing. Resident protesters paraded before the meeting with posters, as literally dozens and dozens of Argent developers’ employees thronged into the Civic Centre – they looked like they had never seen a resident lobby before, in their lives.

The residents’ slogans included ‘No to Argent’s unaffordable towers. Vote clean air 4 our children’s future’ and ‘Don’t choke our children, say no to 76% unaffordable’.

It now appears that it may have been Homes for Haringey, the council’s arm’s length company, which asked the developer to reduce the quality of the new council homes – with cheaper doors, walls, floors and and an initial £82,679 saving on cheaper sanitary appliances (sinks, shower trays, basins and WCs).

As more council rent has been added to the plan, we expect the savings on reduced sanitary ware standards to be increased to around £210,000. More on this soon.

Council officers defended the laughable child yield statistics used in the planning application, which the GLA’s Senior Strategic Planner does not defend.

Do market residents really have only 7 children and young people per 100 flats??

Come on. The council and developer claimed that there would be 187 children and young people aged 0-18 on the development, but we said (based on new GLA figures) there would be 389, more than twice as many.

We say, if they don’t get the figures right, this scheme would be a place where families are overcrowded, where facilities are not provided, and where needs are ignored.

The next step is referral to the Mayor of London, where we will make further representations. And win on the arguments.

Indeed, almost as if someone was trying to create a toilet where people worshiped trainers and phones and mobile phones …while living on fried chicken.

It makes me fume to read this.

The irony isnt funny, the football club spawned by the community is now destroying that community.

Similar thing is happening where I live. A housing plan that will double the size of the village im from (yes yes ive got 12 fingers). But when u asked the developers how many sub 150k houses there will be (ie affordable for the average person round here) the goon sent by the developers looked at me like i was talking chinese.

We need to get the guillotines out.
